Impact of Foundation Shifts on Garage Door Repair Needs

A garage door requires a perfectly rectangular opening to operate without friction. If a foundation shifts, the header above the door may sag or tilt. This turns a square opening into a parallelogram, forcing panels to rub against the molding.

You might notice the door “dragging” or see daylight in the corners when closed. These gaps show that the structural shift has compromised the door’s seal. This misalignment puts uneven pressure on the rollers, hinges, and tracks.

Strain on Torsion Springs and Cables

Foundation movement alters the physics of the counterbalance system. If the floor is uneven, the door will not sit level when closed. One side of the system must work harder to pull the door “uphill” during operation.

This imbalance causes cables to fray or jump off their drums over time. Tension no longer distributes equally across the torsion shaft. Technicians must often reset the cable drums and recalibrate springs to compensate for these shifts.

Track Distortion and Roller Binding

Tracks depend on precise geometry to guide the door smoothly. When walls shift, the tracks may splay outward or pinch inward. This distortion forces rollers to fight against the track walls rather than gliding.

If rollers bind too tightly, the motor sensors may trigger a safety reversal. Persistent binding also creates flat spots on nylon or steel rollers. This leads to violent vibrations or loud grinding noises during the opening cycle.
